A Few Things This Calculator Assumes

Is my home subject to land tax?

Usually not. Your principal place of residence (the home you live in) is exempt from land tax in every state and territory. Land tax generally bites on investment properties, holiday homes, vacant land and commercial land. If you choose "it is my home" this calculator returns nil, which reflects that exemption for a standard owner-occupier.

What value do I enter, the land or the house?

The land value, not the market price of the property. Each state's valuer-general sets an unimproved or site value for the land itself, ignoring the building on it. You'll find it on your land tax assessment or rates notice. It is almost always a lot lower than what the property would sell for.

Why am I assessed on the combined value of my land?

States aggregate the taxable land you own within that state and assess the total against one set of brackets, rather than taxing each parcel separately. That is why a second or third property can push you over a threshold. Trusts, companies and foreign owners often face surcharges and different thresholds, which is exactly the kind of structuring we plan for.

How accurate are the other states?

The Western Australia brackets are accurate for 2025-26. The other states and territories are included as indicative estimates using their well-known general rates, so treat them as a guide. Thresholds and surcharges change regularly, so confirm the current figures with the relevant state revenue office (or with us) before relying on a number.
